IQ Contracting delivered the structural concrete package for the AC Hotel in downtown Durham, a project defined by tight logistics, complex site constraints, and precise sequencing. The site required a deep shored excavation on two sides, had existing overhead power lines within feet of the building face, and required a phased construction approach to maintain safe access for heavy equipment throughout the build. The main podium slab featured heavy structural elements, including 48‑inch‑deep beams designed to support the cantilevered floor areas above. IQ constructed two levels of elevated structural concrete followed by three floors of wood framing, coordinating each phase to ensure uninterrupted workflow in a highly congested urban environment.
IQ Contracting worked hand‑in‑hand with the Davidson Jones superintendent and project management team, establishing a unified planning and communication process that virtually eliminated workflow disruptions. Despite the logistical challenges, the project maintained schedule certainty and was completed on time and to the owner’s satisfaction.
